Facade work and facade renovation

Facade maintenance, repairs, renovation and preparation.

A facade protects the building from the weather and shapes the overall appearance of the house. We carry out facade maintenance, repairs, washing, preparation and renovation in Tallinn and Harju County.

Facade work includes surface cleaning, damage repairs and finishing. If the facade is in good condition and needs a new protective coat of paint, facade painting is appropriate.

What does the service include?

  • facade condition assessment and maintenance plan
  • repair of loose areas, cracks and damage
  • facade washing and preparation for priming and finishing
  • restoration of plinths, junctions and details

When should you book this service?

Facade work is needed when the exterior looks worn, render or timber needs repairs, or more thorough maintenance is required before painting. Comprehensive facade work helps paint and finishes last longer.

Work process

Inspection

We assess the condition of paint, render, timber, plinths and junctions and identify the causes of moisture or deterioration.

Preparation

We clean surfaces, remove loose layers and determine whether repairs, primer or painting are needed.

Execution

We carry out the agreed facade work safely, using scaffolding or another access solution where necessary.

Facade work quotation

The cost of facade work depends on the material, extent of damage, height, access and whether maintenance alone or repairs are needed. Timber facades, rendered facades and plinths have different requirements, so we inspect the surface condition and previous finish before preparing a quotation.

The aim is to resolve the cause, as well as the visible problem. If paint is peeling due to moisture or render is cracking due to movement, the necessary repairs must be made before finishing. Where needed, we coordinate the work with facade painting, scaffolding or foundation work.

Local experience and agreeing the scope of work

Facade work should consider more than the visible surface, because cracking and peeling may originate in the plinth, a junction or rainwater drainage. When assessing an enquiry, we always check site access, whether the space is occupied, which surfaces need protection and the most practical sequence of work. This helps avoid having to reopen or repair a completed stage later.

Before starting, we provide a clear, realistic estimate. If photos are not enough, we arrange a site visit. This lets us agree on materials, timing, related work and potential risks before the project begins.

When planning facade work, we also consider how the building is used and its surroundings. Apartment buildings, detached houses and commercial premises require different working arrangements, because access, safety, working hours and surface protection can vary greatly.

Facade work prices

The cost of facade work depends on the facade material, extent of damage, height, access and the need for washing and repairs. Timber, rendered and plinth surfaces require different work sequences.

For a faster quotation, please include photos, measurements, the site location and your preferred deadline where possible. This helps us determine whether a site visit is needed or an initial estimate can be based on your description.

Practical information about facade work

Materials

Facade materials are selected for the building type: timber, render, plinths and junctions require different repair products, primers and finishes. The wrong material can accelerate peeling or moisture damage.

Time required

The time required depends on weather, drying, height, access and the extent of damage. Exterior work must take account of rain, wind, temperature and direct sunlight.

Pricing factors

Costs are affected by facade area, height, scaffolding, washing, the amount of repairs, the number of paint coats and details such as window reveals, plinths and eaves.

Common mistakes

Common mistakes include applying finishes to dirty or damp surfaces, leaving the cause of cracks unresolved and overlooking junctions between different materials.

Advice for customers

Include photos from different sides and close-ups of damage with your enquiry. These help determine whether maintenance, repairs, painting or a larger renovation is needed.

Facade system materials and junction details

EPS or mineral wool

Insulation choice depends on the wall, moisture conditions, fire safety and the design. EPS is lightweight and widely used in masonry building systems; mineral wool suits solutions requiring, among other things, higher fire safety or water vapour permeability. The material is not selected on price per square metre alone.

Mineral wool insulation and facade reinforcing layer

Adhesive, reinforcement and render

For rendered insulation, we use a complete system of compatible components. For example, WeberTherm and WeberMin specify particular adhesive and reinforcing mortars, mesh and finishing coats. The mesh must sit within the specified reinforcing layer; opening corners, plinths and junctions require dedicated details.

Timber facades and ventilation

Behind timber cladding, we plan an effective ventilation gap, rainwater drainage and junctions with the plinth and window flashings. Replacing damaged boards and resolving the cause of moisture come before painting. Cladding fixings and protection of timber ends affect the durability of the whole facade.

How do we sequence facade work?

Inspection and work area

We check the substrate, cracks, damp areas and adhesion of the existing coating. We agree on scaffolding, window protection and material storage. If the building's appearance or insulation is being changed, the necessary designs and approvals are also clarified before work begins.

Repairs and layers

We repair damage, install the chosen insulation system and its junction details, and apply reinforcement. Each subsequent layer follows the required drying period. Rain, strong sun, wind and excessively low temperatures may require rescheduling the work.

Finishing and handover

The render or paint colour is approved using a sample area. We check flashing junctions, edges and coating uniformity, and provide maintenance advice. The construction warranty and manufacturer's material conditions are specified in the quotation.

For a quotation: Send photos of the different sides of the house, approximate facade area, building height and a description of the existing wall. Indicate whether the aim is washing and painting, replacing cladding or adding insulation.

Frequently asked questions

Are facade work and facade painting the same?

No. Facade work can include repairs, washing, preparation and maintenance. Facade painting is one specific finishing task.

Does the facade need washing before painting?

Often yes, because dirt, moss and loose layers reduce paint adhesion.

Do you work with timber facades?

Yes, we maintain and prepare timber facades and carry out painting-related work where needed.

Is scaffolding needed for facade work?

For higher surfaces, scaffolding or another safe access method is usually necessary.

Can only the damaged parts of a facade be repaired?

Yes, if the damage is local and the rest of the surface is stable. If the problem affects the whole system, patch repairs only provide a short-term result.

When should a facade be washed before painting?

If the surface has dirt, moss, dust or loose particles, it must be washed before primer and paint are applied. The surface must be allowed to dry after washing.

Is scaffolding always needed for facade work?

Not always. For low-level or local work, another access method may suffice, but scaffolding is the best option on many sites for quality and safety.

Do you also repair plinths?

Yes, where the work relates to the facade or the visible part of the foundation. If the plinth is damaged by moisture, the cause must be assessed before finishing.

Is completed work covered by a warranty?

Yes. Construction and finishing work completed by RK Meistrid OÜ is covered by a 3-year warranty. The scope of the work and agreed terms are recorded in the quotation.
